As the name suggests, you invest in the papers of real estate. You invest indirectly in the real estate properties. You can purchase mortgage at a discount, you can finance a trust, you can try wraparound mortgage.
This is a very good option to earn better income then other investment options. The return is generally higher than other investments. By paying lesser money you can get the instruments with higher rate of return. But there are some problems associated with this type of real estate investment. Your borrower may fly away leaving you behind with the option of foreclosing. Even in case of foreclosure, you get paid at the second place right after the first-trust note holder.
