How to choose the best property to buy

Find out where there is limited supply

If the land cost is at least 30% of the total cost, then it is better for the long term.  

Population in the area

Have a close look at the population. The population of the area should be increasing or at least stable. So if the population is not much or there is no evidence that it will increase in future, then do not buy a real estate property there.

Facilities in the area

Find out what are the facilities available in the area. The area should have shops, schools, transportations and other public amenities like parks, post office etc. People will love to stay in a place where they find all the facilities. See the lifestyle attributes like restaurants, café, beach etc in the place.  

Rent Affordability

Decide the average rent you expect from the real estate property, if you are leasing or renting it to others. Find out the average household income of the inhabitants of the area. Your rent charges should be 30-40% of the average income.

Income

Find out the income you can earn from the property, if you lent it out or lease it. Does the income more than your cost of mortgage repayment, maintenance, insurance and other fees.
